For Sale on the Internet

Marketing tip

We learned from a REALTOR located in the New England states that he includes the Internet as part of his marketing plan.

- set up a website for the property

- display floorplans using one of the new companies that have started-up, or use a tool such as Google Sketchup to create 3-D versions

- make sure property is listed in Google Base, Trulia, Zillow, Realtor.com, craigslist

- alert local bloggers to your listing

- make sure to send an “email blast” to all buyers’ agents in MLS who have clients looking for properties fitting the "for sale" property

- create professional-looking collateral materials such as postcards, brochures, and leaflets, for handout and distribution

- create a virtual tour

- add an online video blog using YouTube, narrated by the resident or REALTOR (not just on the property, but the neighborhood, etc.)

- furnish the home using a professional home-stager

- offer a closing credit to buyers for a gift-certificate to IKEA or other home-furnishings store

- create a Google Adwords program for the property - with a budget of just a couple hundred dollars, there can be an increased exposure of the listing


While this doesn't guarantee a quick sale of any property, it does broaden its exposure.
